Tenant Guide


We will help you to find the right property at the right price and the right location. We ensure that all our properties are cleaned and maintained to a high standard and have all the necessary safety certificates in place. Any faults your report will be dealt with as a matter of urgency.

We do charge a small fee for credit checks, but if the outcome of these are positive and you sign a lease soon thereafter, this will be refunded to you in full. However, as a tenant you have some obligations which are generally stipulated within the lease.

No telephones, digital or televisions! This is strictly for your tenant to provide. Please make sure you check your title deeds as many flats in particular DO NOT ALLOW satellite dishes to be fitted to the building and this may be disagreeable to your potential tenant.

These include, but are not limited to:
  • You must report any faults with appliances, furnishings or structure as soon as possible.
  • We strongly recommend that you have appropriate insurance to deal with any accidental breakages or damage.
  • Not all properties, particularly flats, allow the erection of satellite dishes - if this is a factor for you make sure ask before you rent!
  • You must seek permission from the owner if you wish to change the property in any way, such as painting walls or changing floor coverings. You must also inform the owner if you intend to change the utility supplier.
  • You are liable for all utility bills and council tax; please take this into consideration when budgeting.
  • The property will be subject to 3-monthly inspections where any issues or detrimental treatment of furnishing etc. will be noted to you and to the landlord.
This is not intended to put you off renting! We want you to be aware of your responsibilities prior to signing your lease. If you have any questions at all, we would be delighted to help.

Signing your lease does, however, have it's positive side. Again these entitlements are noted in the lease, but are not limited to:
  • You are entitled to quiet enjoyment of the property and the landlord or landlord's agent may not enter the property (unless in the case of an emergency) without contacting you first.
  • Once you have signed the lease, your landlord may not alter your rent for the duration of the lease and then must inform you appropriately in writing. The landlord must also serve you at least 2-months notice to quit the property. They cannot ask you to quit the property prior to the expiration of your lease, except for non-payment of rent.
  • You are entitled to have all repairs and maintenance carried out in a timely manner.
